A Wyoming month-to-month rental agreement is a contract between a landlord and tenant that allows the tenant to lease a residential property for one (1) month at a time. Either party may terminate the contract at any time with thirty (30) days’ notice given to the other party. The agreement is usually used for short-term tenants or for when the original lease expires, and the tenant would like to remain on the residential property.

Even though the landlord may decide to cancel the agreement with one (1) month’s notice, the same eviction risk remains in effect as if it were a long-term arrangement. Therefore, it is advised that the landlord screen every tenant to verify their income is capable of paying rent every month.

  • If the structure on the premises was built before 1978, federal law requires that the lead-based paint disclosure be attached to the lease and signed by the tenant.

Minimum Termination Notice

Wyoming has no laws for a month-to-month lease termination without cause. It is generally acceptable for the landlord or tenant to terminate a month-to-month rental contract by giving at least thirty (30) days’ notice to the other party.
