Mississippi Commercial Lease Agreement | PDF – MS Word
A Mississippi commercial lease agreement is a template used to bind two parties, a landlord and a tenant, to a commercial rental arrangement. Whereas the tenant is looking for a space to conduct their business, the landlord has retail, office, or industrial property that they will rent to them for a monthly fee. The amount of rent is usually calculated through the square footage of the commercial space; however, the landlord may wish to simply designate a fixed amount for the property. Furthermore, the landlord may agree to pay for extra costs associated with the property such as utilities, taxes, etc. (“gross” agreement).
In other cases, the tenant will be responsible for all expenses and extra costs associated with the rental property (“triple net” or “NNN”) or the two parties will share the expenses (“modified gross”). To make sure a tenant will be able to make all the monthly payments, the landlord can check their business standing through the web portal linked below and/or ask the tenant to make a personal guaranty so the landlord won’t lose any money should the business go under.
