Main Negotiation Items

Security Deposit Laws
Maximum Amount ($) – Security deposits may be set at up to an amount that is no greater than two (2) months of rent (§ 535.300).
Returning – The security deposit must be returned to the tenant within thirty (30) days from their rental agreement’s termination date (§ 535.300).
Required Disclosures
Property Manager Information – The landlord is required to give their tenants the name and address of their property manager, as well as the address to where notices should be sent (§ 535.185).
Lead-Based Paint Disclosure – Federal law mandates landlords to inform potential tenants of any property erected before 1978 of the probable presence of lead paint on the premises.
Rent Grace Period
There are no statutes regarding rent grace periods for tenants in Missouri. However, landlords can include grace periods in their rental agreements, along with applicable late fees.
