Download the Alabama residential lease agreement which can be used by any landlord, property manager, or real estate agent to legally bind a tenant into a rental arrangement. It is advised that the tenant involved fill out a rental application in order to make sure that he or she is able to pay the rental amount on time and in whole.

Security Deposit Laws

Maximum Amount ($) – One (1) month’s rent. Does not include a pet deposit (§ 35-9A-201(a)).

Returning – Sixty (60) days (§ 35-9A-201(e). If not paid on time the landlord will owe the tenant double the amount (§ 35-9A-201(f).

Required Disclosures

Lead-Based Paint Disclosure – Required for any property that was constructed prior to January 1, 1978.

Owner’s Information – The landlord must give the name and address of the person authorized to manage the premises (§ 35A-9A-202(a))

Rent Grace Period

There is no grace period in Alabama. Rent is due on the date and place as described in the lease. If rent is paid after the day mentioned the landlord is able to charge a late fee (§ 35-9A-161(c)).
