A Maine sublease agreement is common in any type of arrangement where a tenant (“Sublessor”) would like to allow someone else (“Sublessee”) to occupy part of or the whole space during their tenancy. The Sublessee cannot stay for longer than the original lease agreement and the sublessor agrees to legally expose themselves to any non-payment of rent or wrongdoing by the new tenant.
It is recommended that the sublessee be screened through the rental application before authorizing a contract to ensure that the individual is able to pay rent on time.
- If the residential unit was constructed prior to 1978 (may have to check with the local assessor to view), the lead-based paint disclosure form will need to be signed by the tenant and attached to the lease contract.
