An Alabama residential lease agreement can be used by any landlord, property manager, or real estate agent to legally bind a tenant into a rental contract. Security Deposit Laws

Maximum Amount ($) – One (1) month’s rent. Does not include a pet deposit (§ 35-9A-201(a)).

Returning – Sixty (60) days (§ 35-9A-201(e)). If not paid on time, the landlord will owe the tenant double the amount (§ 35-9A-201(f)).

Required Disclosures

Lead-Based Paint Disclosure – Required for any property that was constructed prior to January 1, 1978.

Owner’s Information – The landlord must give the name and address of the person authorized to manage the premises (§ 35A-9A-202(a)).

Rent Grace Period

There is no grace period in Alabama. Rent is due on the date and place as described in the lease. If rent is paid after the day mentioned, the landlord can charge a late fee (§ 35-9A-161(c)).
