An Oregon month-to-month rental agreement allows a tenant to lease property from a residential landlord with a lease that can be canceled at any time with 30 days’ notice. The contract is structured to not have a set term but instead renews each time the tenant makes their monthly rental payment. The state laws surrounding the eviction process of a short-term lease are nearly identical to those of a longer-term; therefore, landlords should screen their tenants with a rental application just as they would for a standard lease agreement.

Minimum Termination Notice
A month-to-month tenancy can be terminated if the terminating party provides the other party with no less than thirty (30) days’ notice (§90.427(3)(a)).
