Otherwise known as a Tenancy at Will, the month to month lease agreement is a real estate contract between a residential landlord and tenant that continues, as long as rent is paid, thirty (30) days at a time. There is no State minimum for how much time a landlord or tenant has to grant before terminating the lease so always make sure it is written what the time period is in the contract. Notice is usually given through a Certified Letter so that the sender is able to prove the other party received notice.
The landlord should be aware that the legal liability is the same for a long term tenant as it is a short term in the State of Pennsylvania. Therefore he or she should be briefed on the Landlord-Tenant laws and to always perform a thorough background and credit check on the potential tenant to ensure that they have the income and employment history to support the monthly payment.
