Washington Month-to-Month Rental Agreement | PDF – MS Word
A Washington month-to-month rental agreement allows a tenant to rent from a landlord for a period of thirty (30) days at a time with no end date. As long as the tenant pays rent on the due date stated in the agreement, the contract runs perpetually. As per Statute 59.18.260, if there is a Security Deposit required by the landlord, the tenant must complete the move-in checklist to protect their funds should they be wrongfully accused of false damage at the end of the lease.
- If the residential dwelling was built earlier than 1978, the landlord will need to provide the lead-based paint disclosure form to identify the possible existence of lead paint on the premises.

Minimum Termination Notice
Both the landlord and tenant may choose to terminate a monthly tenancy by providing at least twenty (20) days’ notice to the other party (§ 59.18.200).
