A Wisconsin rental application gives consent from an applicant to a landlord to perform a consumer report on them. This allows the landlord to use a screening company to check a person’s credit history, employment, and references. A landlord may charge a fee to the tenant for screening with a decision of approval within 24 to 72 hours.

Maximum Application Fee ($)
A landlord may charge any amount for the application fee but for performing a consumer report (credit check, background history, etc.) the landlord may only charge up to $20 per applicant (ATCP 134.05(4)).

The information that will be asked may include:
- Landlord References
- Current and Previous Addresses
- Employers
- Credit References such as supplying account numbers to check balances
- Vehicle Information
- Social Security Number
- Current Income
The verification process may take anywhere from a few hours to a couple of days depending on how thorough the check may be. A fee may be charged for this service which is usually non-refundable (if approved, the fee is often applied to the first month’s rent). If the tenant is accepted, he or she will be notified and lease negotiations will begin.
