A Pennsylvania residential lease agreement is a document outlining the terms between a tenant renting a home from a landlord. The landlord will commonly verify the tenant’s credit and background through the use of a rental application. After being approved, the tenant will be required to pay a security deposit, 1st month’s rent, and any other obligations required by the lease. The tenant is given access to the premises on the 1st day of the lease term unless the tenant paid a prorated amount to get in early.

Security Deposit Laws
“Security Deposit” Definition – § 92.102
Maximum Amount ($) – The landlord may demand as much as two (2) month’s rent as a security deposit (§ 250.511a)
Returning – The security deposit must be returned to the tenant within thirty (30) days fo the lease termination date. Should any deductions apply, the landlord must provide an itemized list describing each applicable cost (§ 250.512).
Required Disclosures
Lead-Based Paint Disclosure – The landlord must notify the tenant via a lead-based paint disclosure if the dwelling contains traces of the toxic substance. This only applies to buildings constructed prior to 1978.
Rent Grace Period
There are no statutes that decidedly provide the tenant with a grace period in which to pay rent following the due date. For this reason, the tenant should be expected to pay on time unless the rental agreement says otherwise.
