An Arkansas month-to-month rental agreement can be used if a landlord has an available residential unit that they are looking to lease to a prospective tenant. The agreement is only valid every thirty (30) days and renews for another month every time the tenant makes the payment. Either party may void or change the terms of the contract with written notice (exact time of how much notice should be given is either in the original agreement or is one (1) month). It is always recommended to perform a credit check through an application with every new tenant.

Minimum Termination Notice

A month-to-month agreement may be terminated by either party by written notice given to the other party at least thirty (30) days before the termination date (§ 18-17-704(b)).
