A Kansas month-to-month rental arrangement, also known as a “tenancy at will,” allows the landlord and tenant to come to terms on a contract that can be changed at any time with at least thirty (30) days’ notice. Ideal for short-term tenants so they can vacate the premises at any time or for landlords not looking for a long-term arrangement.

Although the lease is upheld to the same laws as a residential lease agreement as well as the eviction process. For this reason, the landlord should take the same precautions with a month-to-month lessee as with a standard long-term arrangement.

  • Under federal law, if the residential dwelling being rented was built prior to 1978, the lead-based paint disclosure form must be signed and attached to the agreement.

Minimum Termination Notice

The landlord and tenant are permitted by state law to terminate their rental agreement as long as they give at least thirty (30) days’ notice before the next payment date (§ 58-2570).
