A New Hampshire sublease agreement is a real estate contract between a person, under a standard lease agreement, who would like to rent a portion of the entire space to someone else. This is common around college campuses, where typically a student must sign a one (1) year agreement even though he or she will likely go home during the summer months.
The person that is renting the property (sublessee) from the tenant who holds the original lease (sublessor) will usually be required to deposit one (1) month’s rent as a security deposit as well as the first month’s rent. If the sublessee does not vacate the premises, it is legally the sublessor’s responsibility (not the landlord) to pay for the eviction process. Therefore, it is highly recommended that any new sublessee that enters the property should fill out a credit application before the sublessee authorizes an agreement.
